The Woodlands · HOA & Community

HOA and community lighting in The Woodlands, Texas.

Holiday Lights Texas lights entrances, monuments, gatehouses and common areas for communities in The Woodlands. Each village has its own association and design review process, so we plan around your board's rules, measure on site, quote at the published per-foot rates and handle maintenance, removal and storage.

How governance works here

The Woodlands is not a single homeowners association. It is made up of villages, each with its own village association, and The Woodlands Township describes those associations as separate and independent of the Township. The Township reviews exterior changes through a covenant process, and each village has its own Residential Design Review Committee.

For a board, that means the first conversation is with your own village. For a resident, it means the rules that matter are the ones in your own covenants, not a general Woodlands rule.

What a village board usually lights

Village entrances and monuments are the main targets, because they are the first thing a resident or visitor sees. Gatehouses, pool and amenity buildings, village-center landscaping and the trees along boulevards follow. Each is a different kind of job.

A monument sign reads best when the lettering, the masonry and the planting beds are lit as separate planes, so the name stays legible and the stone keeps its texture.

  • Gatehouses and guard stations
  • Amenity centers and pool houses
  • Boulevard and median trees
  • Village-center landscaping

Planning around the calendar

In 2026 Thanksgiving is Thursday, November 26 and Christmas Day is Friday, December 25. A village that wants its entrances lit for a light-up event should schedule installation a few days ahead, so everything is tested and the timers are set to come on at the chosen minute.

Our light-up event guide walks through formats, safety and logistics for a community evening.

Budgeting and approvals for a board

Community properties are scoped on site and quoted from measured footage at the published rates: $6, $8 or $10 per linear foot of roofline by height, $5 per foot of ground lighting and $37 to $42 per tree strand. Full-property and multi-structure displays start at $3,000.

A clear quote with the footage and what is included lets a board decide with confidence. Removal and storage are part of the price, so the annual cost is predictable and the board does not need storage space for a set.

A first-year plan for a village board

A board that is new to professional lighting does well to start small and visible. Light the main village entry monument and its trees first, add the gatehouse or amenity center if there is one, and leave the rest for a later year once residents have seen the result. A single, well-finished entrance does more for a village's image than five half-lit ones.

Ask for the quote to be itemised by location, so the board can approve entries one at a time. Each item shows the footage, the height tier and the rate, and the total is the sum of those lines with nothing hidden.

Plan for access as well. Guard stations, gated sections and shared drives need arrangements made in advance, and we build them into the schedule when the date is agreed.

Multi-year programmes

Community displays are easiest to run as an annual programme. The custom-cut set is stored by us and returns already fitted to the same structures, and each season we reinstall from the previous year's plan with any additions the board has approved. See storage and the annual reinstall.
