For communities

The first thirty seconds of every resident's drive home.

A community entrance has one job: to say that this is a place that is looked after. It has to read clearly at 30 miles an hour, in the dark, from a car. That is a different design problem from lighting a house, and it is the one we solve most often for associations.

Included in every programme

Nothing is an add-on after the quote.

The installation, the product, the service calls, the removal and the storage are one system. The only thing that changes is the size of the property.

  • Entrance and monument lighting

Signage, masonry and planting beds lit as separate planes so lettering stays legible and stone keeps its texture.

  • Gatehouse and clubhouse

Architectural lighting on the structures residents and guests pass every day, including amenity buildings.

  • Boulevard and median trees

Trunk wrapping on street trees and median plantings, spaced for a consistent rhythm down the road.

  • Board-ready documentation

A written scope and schedule you can present to the board, with the previous season's plan carried forward.

  • Free in-season service

If a run goes down at an entrance, we restore it within 24 hours at no charge. Nobody wants a dark entrance in December.

  • Annual programme

Your custom set is stored by us and reinstalled from the same plan each season, with additions you approve.

The detail matters

The part most installers skip is the part people notice.

The product is simple. The execution is not. Here is exactly how we think about this type of property.

01

Designed for the sightline, not the close-up

Most community lighting fails because it was designed to be looked at while standing still. Your residents never stand still. We design the entrance to be read at speed: high-contrast separation between the sign face and the wall behind it, consistent spacing along the approach beds, and enough light on the monument that the lettering resolves from the road.

  • Sign faces lit so lettering resolves at distance
  • Masonry lit to keep stone texture visible
  • Bed lighting spaced evenly along the approach
  • Boulevard trees wrapped at a consistent rhythm
02

What we can light in a community

Neighbourhood entrances and monument signage, gatehouses and guard structures, clubhouses and amenity buildings, pools and pool houses, community centres, boulevards and medians, tree-lined approaches, and shared green spaces. Multi-entrance communities are quoted as one programme so every gate is treated consistently.

03

An annual programme, not a one-off job

The strongest argument for running your holiday lighting as an annual programme is that the second year costs you less time than the first. Your custom-cut set is stored with us, labelled by location, and reinstalled from the previous year's plan. Additions — a new entrance, a lit amenity building, more boulevard trees — are cut to match what you already have.

04

Working with boards and property managers

We are set up to work with a board or management company rather than around them. You get a written scope and a schedule you can circulate before the season, a single point of contact for the whole programme, and consistent service across every entrance. If your association has a design standard, we work to it.

No-pressure starting point

Not sure what your property needs?

Call us. We can often give you a useful starting estimate over the phone, then confirm the design around your house.

What we can light

Built around your property, not a package name.

Start with the part of the property that matters most. The system can grow in later seasons without starting again.

  • Gatehouses and guard structures
