Cypress · HOA & Community

HOA and community lighting in Cypress, Texas.

Cypress is a region of large master-planned communities, among them Fairfield, Towne Lake and Bridgeland. Holiday Lights Texas lights entrances, monuments, amenity centers and lakefront common areas for their associations, with measured quotes at published rates, free in-season maintenance, removal and storage.

A place of big communities

Cypress is dominated by communities planned at scale. Fairfield, begun in 1988 by Friendswood Development, covers about 3,200 acres and, by one account, roughly 5,400 to 5,800 homes across eight villages. Towne Lake, begun in 2006, is a waterfront community of about 2,400 acres around a lake of roughly 300 acres. Bridgeland sits nearby.

At that scale, a community's shared property is substantial: entries on busy roads, amenity centers, lakefront edges and boulevards. Lighting them well is a project, not an afterthought.

Fairfield: entries across eight villages

A community built over two decades has many entrances and several design eras. A board has to decide whether every village entry gets the same treatment or whether each reflects its own character. A consistent warm white across all of them is the simplest way to make the community read as one place.

Older villages have mature street trees that frame the entries well, so a few wrapped trunks near each monument add height without the cost of lighting a whole canopy.

Towne Lake: the water changes the design

At Towne Lake, the amenity centers and the lakefront are the showpieces. A lit roofline reflected in a lake of that size is seen from across the water, so amenity buildings need lines designed to be read at a distance.

Waterside structures need the association's approval and careful access, and we plan those with the board before any work is scheduled.

Working with boards and managers

A board needs a clear quote, a calendar and a single contact. We provide measured footage at the published rates, written scope, a schedule confirmed in advance and documentation of what was installed where. Maintenance, removal and storage are inside the price.

For events, see our light-up event guide, and for the rules question, our HOA guide.

Bridgeland and the rest of the corridor

Bridgeland, to the north, is another large planned community in the same corridor, and boards across Cypress compare notes. If neighboring associations are lighting their entries, a board may want to coordinate dates so that the corridor reads as a season rather than a scatter of one-off displays.

We are happy to propose a shared calendar to several associations while keeping each quote separate, since each association approves and pays on its own.

What a board gets in writing

A good quote for an association lists each location, its measured footage by height tier, the rate applied and the total, along with what is included: custom-cut lighting, installation, timers, maintenance, removal and storage. It should also say who the contact is and how a problem is reported.

Ours does. It also confirms access arrangements for gates and guard stations, and the dates for installation and takedown, which we agree with you in advance. If a board wants to compare us with another company, our quote checklist in how to read a quote shows what to look for.

Timing for a Cypress community

Communities of this size usually need more than one visit. We suggest requesting a site walk in September or October, settling the scope and the budget by mid-October and installing in early November so everything is tested before Thanksgiving, which is November 26 this year. Takedown is on the board's schedule, and removal is already covered by the price.
