Commercial Christmas lighting in Conroe, Texas.

Holiday Lights Texas is based in Conroe and installs commercial holiday lighting for downtown storefronts, I-45 hotels and restaurants, Loop 336 offices and Lake Conroe marinas. Each property is measured, custom cut, installed, maintained, removed and stored, with one price for the season and service requests answered within 24 hours.

Four kinds of Conroe commercial property

Conroe's commercial map is more varied than most Texas cities of its size, and each part of it asks for a different kind of lighting. A storefront on a downtown street, a hotel beside the interstate, a medical office on the loop and a marina on the lake are all seen by different people from different distances, so we plan each one for its own audience.

Because we are based here, we can walk a Conroe property before a quote rather than guess from a photo, and we are close enough to return quickly if a section goes dark in the middle of the season.

Downtown: the square and Main Street

Downtown Conroe is built around Founders Plaza and Main Street, and the city's tree lighting and its follow-on evening, in which downtown businesses have stayed open late, have been held there in recent years. Confirm this year's date with the City of Conroe or Visit Conroe, because it changes.

For a downtown storefront, the job is to light the building so that it reads as part of the evening: a clean roofline or parapet line, a lit entrance and window frames that do not fight the display behind the glass. Historic façades call for fasteners matched to old masonry and trim, and we confirm the method on the site visit.

Interstate 45 and Loop 336

Hotels, restaurants and offices along the interstate and the loop are seen at speed, so bulbs need to be larger and lines bolder than on a storefront seen from the sidewalk. A continuous roofline in a single color usually carries best, with a lit porte-cochere or entrance as the focal point.

Medical and professional offices tend to want something quieter. A warm white line and a lit entry say welcome without turning a clinic into a carnival, and the schedule can be arranged so installation does not disturb patients.

Grand Central Park and City Central

The Grand Central Park community includes a commercial core near Loop 336, with the Kroger-anchored 336 Marketplace and City Central, where a Hyatt Regency hotel and convention center and Sam Houston State University's College of Osteopathic Medicine are located. Properties like these are larger and more complex than a single shop.

A building of that scale is scoped on site with a designer, planned around operating hours and quoted from measured footage at the published rates. If you manage a property in the district, ask for a site visit before you set a budget.

Lake Conroe marinas and hospitality

Marinas, clubs and lakeside restaurants have a different audience: boaters and diners who see the building from the water as much as from the car park. A lit roofline reflected on the lake carries a long way, and dock-side elements need care and the property owner's approval before anything is fixed.

How pricing works for a commercial job

Commercial properties use the same published rates as homes: $6, $8 or $10 per linear foot of roofline by height, $5 per foot of ground lighting and $37 to $42 per tree strand. Larger buildings usually fall into the full-property band that starts at $3,000, and the final figure is confirmed after we measure.

Installation, a configured timer, free in-season maintenance, removal and off-season storage are all inside the price. For the broader picture, see our guide for property managers.
